41 Rent increases

(1) The rent payable under a residential tenancy agreement may be increased only if—

(a) the tenant is given a written notice by the landlord or the landlord's agent specifying the increased rent and the day from which it is payable, and

(b) the notice is given at least 60 days before the increased rent is payable.

(1A) The rent payable under a residential tenancy agreement—

(a) may not be increased within 12 months after the start of the tenancy, and

(b) may not be increased more than once in any period of 12 months.

Method

Figures come from bonds lodged with the NSW Rental Bond Board and published by NSW Fair Trading. A lodgement records a weekly rent, a postcode, a dwelling type and a bedroom count.

Rents are grouped by postcode, dwelling type, bedroom count and month. Within each group the recorded rents are sorted, and three figures are read off: the lower quarter mark, the middle figure, and the upper quarter mark.

The sample size shown as n is the number of lodgements in that group.

Bond lodgements record new tenancies. They do not record rents in continuing tenancies, and they do not cover properties let without a bond. Dataset version on this page: data to June 2026.
