How these figures are worked out

Five lodgements is a very small set. One unusual property moves this figure a long way.

Half of the five rents lodged were under $1,100 a week, and half were over it.

Upper quarter (Q3) $1,200 / week A quarter of these rents were above $1,200 a week.

How much evidence a figure rests on

The measure in every footing runs from full to empty as the evidence thins. It shows the band, not the count — the count is printed beside it, every time. The same sentence is set inside the footing at the first figure on this page, so it does not have to be looked up here.

  • Adequate — 30 lodgements or more. Measure full; solid left rule on the panel. Shown plainly.
  • Thin — 10 to 29 lodgements. Measure half; dashed left rule.
  • Very thin — 1 to 9 lodgements. Measure a stub; dotted left rule; hatched panel. The figure is still shown.
  • None — no lodgements. Measure empty; grey left rule; densely hatched panel; no figure to print.

Marks on a strip

  • Filled bar. The middle half of lodged rents.
  • Black crossbar. The median.
  • Hatched, dashed bar. The set behind it is very thin.
  • Filled blue triangle. A rent figure entered by the reader — the proposed rent. Blue is used for nothing else on this page.
  • Hollow triangle. The rent being paid now, also entered by the reader.

How these figures are worked out

Every figure on this page comes from bonds lodged with NSW Fair Trading for a tenancy in the selected postcode, dwelling type and bedroom count.

A bond is lodged when a tenancy starts. Each figure therefore describes rents newly agreed in that month. It does not describe rents already being paid under tenancies that started earlier.

The median and the two quarter marks are read straight off the lodged rents for that month. Nothing is smoothed, modelled or filled in. A month with no lodgements is shown as having none.
